There’s something uniquely satisfying about seeing a project come to life – especially when it involves preserving a piece of local history. On a recent drive through West Sussex, we passed a development near Horsham that we helped bring into being: a West Sussex barn conversion project that has now nearly sold out.
This thoughtful and sensitive conversion is an example of how historic buildings can be revived for modern living, without losing their character or charm. Our Sussex office worked alongside a local developer and their in-house build team to transform these disused agricultural structures into four exceptional new homes.
This particular West Sussex barn conversion involved a collection of redundant farm buildings, including what is believed to be the oldest mechanised threshing barn in the county. Once part of the renowned Warnham Estate, the site carried historical significance and architectural interest, but had been unused for many years.
Rather than demolish and start anew, the developer wanted to retain and restore the existing buildings, preserving the site’s agricultural legacy while making it suitable for modern living.
Toynbee Associates was brought in to lead the planning and design strategy. We worked closely with the developer’s build team to assess the condition of each structure. Where possible, original elements such as timber frames and historic brickwork were preserved. Where repairs were needed, materials were carefully selected to match the original fabric of the buildings.
This collaborative approach allowed us to retain the unique character of the site while delivering practical, energy-efficient homes that meet the needs of today’s buyers.

Each unit has been designed with an emphasis on open-plan living, natural light, and original features—such as exposed beams and reclaimed materials. The layout respects the original footprint of the old stables, dairy, and barns, keeping the site’s rural charm fully intact.

The conversion didn’t just bring life back to neglected buildings, it contributed to the local housing supply and generated strong buyer interest. The development’s proximity to Horsham, combined with its rural setting and unique architecture, made it highly desirable.
Importantly, the project also serves as a strong example of how small-scale, design-led development can align with local policy goals. Horsham District Council has placed increasing emphasis on sustainable rural development and the reuse of redundant buildings, as outlined in its planning policy framework. This barn conversion not only preserved the agricultural and architectural heritage of the site but also delivered much-needed homes without placing pressure on greenfield land.
