How long is the party wall notice period?
In the context of the Party Wall etc. Act 1996 in England and Wales, the notice period for a party wall notice depends on the type of work being carried out. There are three types of notices, each with different notice periods:
Party Structure Notice: This is required for work directly to a party wall, such as cutting into it or rebuilding it. The notice period is at least two months before the work begins.
Notice of Adjacent Excavation: This is required for excavation work within three or six meters of a neighbouring property, depending on the depth of the excavation. The notice period is at least one month before the work begins.
Line of Junction Notice: This is for new building works at the boundary line, such as building a new wall astride the boundary line. The notice period is at least one month before the work begins.
